Mashonaland Holdings (Mash Holdings) expects property pre-sales to provide fresh momentum to its development ventures and help the group unlock value from projects under implementation.
The property group plans to use proceeds from early sales to meet project servicing and construction costs, reducing its dependence on external funding at a time when access to finance remains constrained.
Board chairperson Grace Bema said the group viewed the planned launch of pre-sales as an important milestone in converting its development pipeline into income-generating assets.
โThe group is particularly encouraged by the planned commencement of pre-sales for its development projects, representing an important step towards commercialising the development pipeline,โ Bema said in a statement accompanying the groupโs financial results for the six months ended June 30, 2026.
Mash Holdings has continued to expand its commercial property portfolio, with leasing activity at Pomona Commercial Centre and the expanded Chiyedza House SME Centre contributing to portfolio growth.
The group will focus during the second half of the year on raising occupancy, retaining tenants and improving the quality of services provided to occupiers.
โPriority will continue to be given to strengthening property management and leasing initiatives to support sustainable rental income growth,โ Bema said.
She said the group remained mindful of funding pressures and wider market risks but saw room for further growth through careful management of its existing portfolio and development projects.
At Pomona Commercial Centre, the group subdivided space to accommodate a wider range of tenants. The strategy lifted occupancy to 75 percent by 30 June, with management expecting the property to reach full occupancy before year-end.
Mash Holdings also advanced plans for a residential cluster at 126 Coronation Drive in Greendale. Civil works for the 30-unit development had reached 95 percent completion by the end of June, while the project continued to move through the statutory approval process.
The Shurugwi Residential Stands Project also moved forward after the group completed surveying and began engineering works.
Bema said the company would roll out servicing and pre-sales for the residential stands in phases during the second half of the year.
The development pipeline comes as the group records steady growth in its financial performance.
Revenue increased 7 percent to US$3.91 million from US$3.66 million in the comparable period last year.
The increase reflected higher tenant numbers and stronger income from property-related services.
Operating profit climbed 27 percent to US$1.93 million as higher net property income and tighter cost control improved profitability.
Profit after tax rose 14 percent to US$1.80 million.
The group collected 93 percent of rentals during the six-month period, while its leasing efforts lifted overall portfolio occupancy to 89 percent in June from 88 percent previously.
Mash Holdings also recorded growth in the value of its investment property.
The portfolio stood at US$96.4 million at 30 June, compared with US$94.7 million at 31 December 2025.
โThe increase reflects both capital improvements undertaken during the period and fair value gains arising from the mid-year valuation,โ Bema said.
She said management would continue to protect the quality of its existing properties while directing capital towards projects that could generate sustainable returns for shareholders.
The group expects the planned pre-sales programme to provide an additional source of funding as it progresses with its residential and commercial developments in the second half of the year.
