Eagle REIT targets sustainability milestones as pipeline advances

Eagle Real Estate Investment Trust (Eagle REIT) has outlined an ambitious sustainability roadmap that will see it complete its flagship Eagle Heights mixed-use precinct, expand renewable energy adoption and deepen community engagement over the next five years, as it builds out its US$69.7 million development pipeline.
The plans, detailed in the REIT’s 2025 annual report, come as the development-focused fund seeks to strengthen its environmental, social and governance (ESG) credentials alongside the rollout of hospitality, healthcare, retail and residential projects in Victoria Falls and Mazowe.
The trust said its short-term priorities for the 2025 to 2027 period include completing the Eagle Heights precinct, bringing its hotel, hospital, retail and residential components into operation, achieving full occupancy at Mazowe Walk Phase One and reaching at least 80% completion or occupancy for Phase Two.
It also plans to install rooftop solar photovoltaic systems at Mazowe Walk, publish annual sustainability reports aligned with Global Reporting Initiative standards and formalise community engagement programmes in both Victoria Falls and Mazowe.
“Eagle REIT is committed to strengthening its sustainability credentials over the five-year period to 2030, in alignment with NDS2 (2026-2030), the Victoria Falls SEZ master plan, and the UN SDGs,” the company said in the report.
The trust said its longer-term vision extends beyond property development to creating infrastructure that addresses service gaps while generating investment returns.
“Eagle REIT is Zimbabwe’s premier development-focused real estate investment trust, a vehicle built not just to generate returns, but to reshape communities and invest in the infrastructure of lives,” the report said.
The fund has also set governance and financial targets that include increasing total capital raised to US$79.7 million by 2027, expanding active development projects from two to at least four and maintaining annual independent audits and sustainability reporting.
Eagle REIT said it intends to integrate ESG considerations into investment decisions while measuring performance through environmental, social and governance key performance indicators.
As at December 31, 2025, the trust had mobilised more than US$34.4 million through equity, debentures and structured debt and was overseeing five active projects with a combined pipeline value of US$69.69 million. The fund’s units closed the year at US$0.24, representing a 60% gain from their listing price.
